Warehouse/Distribution Facility Sale

SuperValu Distribution Facility
 

Super Valu Food Distributors were consolidating their 713,250 square feet warehousing/ distribution facility in Bell Vernon, Pennsylvania with their existing facility in New Stanton, Pennsylvania approximately 15 miles away.  They were left with a warehousing distribution park made up of four buildings on a total of 39 acres.  Their desire was to dispose of the asset completely.  Langholz Wilson Ellis, Inc. was hired to represent their interest.  The jointly agreed upon marketing strategy was immediately implemented with the intent marketing effort being directed at potential single user/buyers.  After six months, the decision was made to broaden the search offering the properties individually or as a whole.  

Within one year of marketing the facility, two of the four buildings were sold and the remainder of the property was under contract, eventually selling to a speculative developer from Boston.  The aggressive marketing plan implemented by Langholz Wilson Ellis was successful in achieving the overall objective of the client by selling off the entire asset.  It was a joint decision between the broker and the client to sell the assets in pieces, but it was the close working relationship between the two that made the project successful.
